I help homeowners sell their properties for the highest price possible on the best terms achievable. Part of what I do is finding and highlighting the most important selling features of your home. My job is pointing out what aspects of your home will slow or stall the selling process. My recommendations assist you in making your home marketing-ready and expedite the process of getting your property sold. There are many important and specific steps to take to avoid future liability. You receive my full attention while marketing your home and my marketing plan shows you how to maximize the return on your investment.

Property Marketing Elements

Comparative Market Evaluation (CMA) and Setting a Price
I will prepare a complimentary CMA comparing similar properties and estimating the approximate selling price for a given property. Statistical data from recent transactions of similar properties in the area will be used to set an initial asking price. Price setting must be done before any documents are submitted to the Real Estate Board. Pricing is key to getting as many potential buyers to view the property and therefore achieving the highest possible sale price in the shortest amount of time.

Documents
There are several documents that must be completed and submitted before the listing can “go live” on the MLS system. I am responsible for drafting these and will then meet with all sellers on title to get signatures and initials. The Property Condition Disclosure Statement (PCDS) is a document that must be completed by the sellers prior to listing the property. The sellers must disclose any known problems (or lack thereof) to potential buyers to avoid the risk of potential litigation in the future should a buyer discover problems that the seller should have been aware of at the time of sale.

Create a Marketing Plan
I will create a comprehensive plan in consultation with all sellers to ensure that we get off to a good start and that we consider all aspects of the marketing process. Each property will vary in the how it can best be marketed to the buying public.

Property Condition
This will have a great impact on how the property is received  by purchasers. At the very least, the property must be as clean as possible to achieve top dollar. Also, the more sellers can de-clutter and de-personalize. Certain high-quality renovation projects will yield greater ROI (return on investment) then those done hastily. I have access to numerous quality tradespeople who can do projects on short notice so that a property can realize hidden potential before listing.

Selecting Marketing Media
This will very according to the property type and the targeted buyer profile. Different combinations may be employed in different situations:

  • Newspaper (including non-English)
  • Social Media (Facebook, LinkedIn, Twitter, etc.)
  • Targeted Email Newsletter

Holding Public/Agents’ Open Houses
This may or may not be appropriate for each property. Certain properties may benefit from this extra exposure while others will not. This will be determined in consultation with the sellers upon listing the property.

Marketing Updates
I will provide regular reports on how the marketing is progressing until such time as the property is SOLD! Price adjustments may be necessary during the course of the listing.
